Life here
Summer mornings start with a swim: the village bathing spot is two to three minutes from the door, with a ramp to put a boat in. Behind the house the forest begins, so berries, mushrooms and long walks are on your doorstep. In winter the lake freezes and the evenings are quiet and dark. For shopping, school or the train you drive 10 to 12 minutes to Kristinehamn.
This is a house for people who want space, water and woods around them, and are happy to put some work in to make it their own.

What needs work, honestly
- Pet smell. The previous occupants' cats marked the walls. The lower part of the walls (about 1 m) should be replaced. With a tradesman this is roughly €2,000; doing it yourself, about €500 in materials.
- Floors need new covering.
- Kitchen is old and needs replacing.
- Doors: several interior doors have been removed.
- Bathrooms are dated.
- Noise: the main road 26 is about 150 m away and a train is occasionally audible. During a five-hour visit on a Saturday, traffic was barely noticeable.
The house is sold as it stands (befintligt skick). The structure, facade, windows and roof are in order; the work is mainly inside.
Buying from abroad
Anyone can buy property in Sweden, whatever their nationality. You do not need a Swedish bank account to buy from us. The contract is bilingual (Swedish and English), and we handle the land registration with Lantmäteriet. Since July 2026, buyers without a Swedish personal number need a coordination number (samordningsnummer) for the registration. You apply for it in person at Skatteverket; we book the appointment for you. If you would like me to come along to translate and handle it on the spot, that is a flat fee of €500.
